Where to Stay in Sapa

Sapa has three main choices for a bed: in town, down in the valley or with a family in a village. Here is how they differ and which suits your plans.

Town, valley or homestay

The national tourism board separates the stay options around Sapa into town accommodation, mountain lodges and family homestays in the terraced countryside. Which one fits depends on what you want to do. Town is the practical base for buses, restaurants and the Fansipan cable car. The valley and the villages are where you walk, and a night there puts you on the trails early in the morning.

This guide is organized by area, not by hotel. We do not rate or rank individual properties and do not take bookings. Prices for rooms change by date and season, so check them directly when you plan. This is an independent guide, not a booking site.

What a homestay is like

A homestay is not automatically a private room. One trekking operator, Sapa Sisters, describes a shared sleeping area on the upper floor of a family house, and some houses offer a private room for an extra charge. That describes its own program, not every homestay in the region, so ask what you are booking.

The same operator offers private bungalows in Ta Van with their own bathroom, which is a different standard from a shared room. If privacy matters, say so before you book, and ask whether the bathroom is private or shared.

  • Transfers close to a homestay can be arranged for an extra fee, but a car does not always reach the door.
  • Bring a small bag for one night and leave the rest at your hotel in town, if the hotel agrees to store it.
  • Dinner and breakfast are part of the package listed below. Tell the host about dietary needs in advance.
  • Ask before taking photos of people in the house, and do not photograph children.

What an overnight trek costs

A homestay night is usually sold as part of a package. This is how Sapa Sisters lists its 2 day, 1 night trek in 2026, per person. It is one operator's private tour, not a standard price.

Group sizePrice per person
1 personUSD 130
2 peopleUSD 98
4 peopleUSD 85

The listing includes a private guide, lunch, the valley entrance fee, return transport to Sapa, a shared homestay room, dinner and breakfast. Getting to Sapa, drinks and personal spending are not included. Treks with other operators differ, so compare what is included. More about routes and guides is on our Sapa trekking page.

Practical points when you book

Arrival. The night train from Hanoi ends at Lao Cai, not in Sapa. One operator lists the arrival at 05:55, and Sapa is another 35 km up a mountain road. Ask your lodging whether early check-in or a place to leave your bag is possible. Our Hanoi to Sapa guide explains the options.

Getting around. Grab announced seven-seat GrabCar service in Sapa from 28 July 2025. That does not guarantee that a driver is available when you need one, or for a ride back from the valley, so agree on pickups with your host.

Payment. The national tourism board says cards are common in hotels, tour operators and established shops, while cash is used for small purchases and street stalls. Do not count on card payment in a homestay. Withdraw cash before going to remote places.

Season. Winters are cold and damp and summers are wet. Ask whether a room has heating before a winter stay and check Sapa weather by month.

Beyond Sapa. If your trip continues to the coast, the guides for Ha Long Bay and Cat Ba Island cover the same question there. For a different kind of trip in the far north, see the Ha Giang Loop.

Where to stay in Sapa: frequently asked questions

Is it better to stay in Sapa town or in a village?

Town is more practical for a short stay, for the cable car and for transport. A village or valley night suits you if you want to walk early and see the terraces from the inside. Many visitors combine both.

Do homestays have private rooms?

Not always. One operator describes a shared sleeping area upstairs, with a private room available in some houses for an extra charge. Private bungalows with their own bathroom exist in Ta Van. Ask what you are booking.

How far is Ta Van from Sapa town?

About 12 km from the center, according to a local travel site. The distance to a specific house varies.

Can I pay by card in a homestay?

Do not assume so. Cards are common in hotels and tour offices, but small places often prefer cash. Ask your host in advance and bring enough cash.

How do I get from the night train to my room?

The train ends at Lao Cai, about 35 km from Sapa. Transfers are sold separately by the train operator, and buses and private cars are also available. Check the details on our Hanoi to Sapa page.
